## Description
Art Van Furniture, Michigan's premier furniture retailer and one of America's top 20 furniture retailers, is seeking an experienced Legal Assistant to join our corporate legal department.
In this role, reporting to our Paralegal, you will be involved in legal-related administrative work pertaining to our real estate, lease administration, construction and accounting functions. This involves daily data entry and report generation for a number of departments. Position duties include:
Ensure compliance with company policies and procedures.
Collect/log required documentation for Landlord, their contact and change of ownerships for all company leased properties.
Serve as liaison for requesting insurance certificates and processing Estoppels and SNDAs.
Correspond with Landlord or property manager as needed.
Verify possession and opening dates with construction department and Landlord.
Update various reports: possession and commencement date tracking report, pipeline report, expiration and option renewal report.
Daily use of lease database management software including data entry and portfolio maintenance with legal documents and Landlord contacts.
Maintain lease documents in an organized filing and database systems.
Review and update monthly rent reports.
Maintain a thorough knowledge of the Lease provisions.
Serve as primary contact for all internal departments.
Build and maintain positive relationships with internal departments and Landlords.
Review Estoppels and SNDAs, Commencement Letters.
Prepare Rent/Term Commencement Date memorandums, memorandums of Lease, check requests, construction contracts and various documents for approval and execution as well as other general correspondence, as needed.
Receive and review all Landlord related billings such as CAM reconciliations, Real Estate Taxes, Insurance, Merchant Dues, etc.
Audit pertinent lease data for accuracy and verify internal lease files for document completion.
Scanning, Filing and other general administrative tasks and special projects as assigned.
The position requires:
Minimum of an Asssociate's degree (Bachelor's preferred) or equivalent experience.
Ability to understand legal terminology and interpret Lease clauses.
Knowledge in the field of commercial real estate, lease administration, or project management in a corporate environment.
Must have strong administration skills.
Strong analytical, organizational and time management skills.
Ability to work on multiple projects simultaneously, prioritize and bring projects to conclusion.
Effective interpersonal skills and the ability to build meaningful team relationships.
Effective oral and communication skills.
Strong computer skills, which include advanced knowledge of Microsoft Office software (i.e.: Excel, Word, Outlook) and database management.
Accounting background and experience with operating expense reconciliations desirable.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
